Bedrooms above an existing garage

The existing property had a full length garage at the side which the client wished to retain but needed two additional bedrooms. It was decided to build another floor above the existing garage roof; this would allow the existing garage and utility to remain functional whilst the construction work went on.

Competion

Garden room extension

The client had an old conservatory that had become a little tired over the years and found it too hot in the summer and too cold in the winter; therefore it was no longer being used to its full potential and was also taking up valuable space that could be put to better purposes. They decided that it was best to remove the conservatory and construct a garden room extension in its place so it could be used all year round.

It was designed in such a way that with a few minor internal alterations to the existing entrance, the living room could be extended an additional 1.5 metres in the future should the need arise!

Two storey extension comprising of a master bedroom with and Ensuite. A large extended kitchen/dining room, utility, cloaks and garage store room

We extended a typical three bedroom detached house to provide additional room, convenience and value to the property. The customer required an additional master bedroom with an Ensuite, a large dining room and kitchen with a utility and cloaks; they also required some safe storage area within the property. To achieve this we demolished the existing garage so as to utilise the land available, we then constructed an extension entire length of the existing house. To create the large dining/kitchen area we removed the existing kitchen gable wall; by doing this it allowed the new build to become part of the existing room thus creating one very large room. A utility cloaks and lockable store room was accessible off the large kitchen area.

Two storey side extension to a tapered boundary

The client's requirements were for a two storey side extension with a garage at the front and an enlarged kitchen/dining room to the rear. The first floor was to incorporate a bedroom to the front and an Ensuite at the rear. The problem was that the available land had a boundary line set at an angle. This was overcome by stepping the building back along its length which gave the extension a pleasing look which satisfied the local planning department and also the client.
